Dillard's opened at Willow Lawn in 1998, replacing the former Belk. This Dillard's did not last long, however, and was closed by 2004. The former Dillard's was soon replaced with Gold's Gym and Ross Dress For Less. Barnes & Noble, which opened in the 1990s, moved out in 2000 and was replaced with Staples.
Federal Realty began a renovation of the mall in 2005, taking a portion of the enclosed mall and returning it to an open-air strip. Located north of the city of Wilmington, Delaware, in the unincorporated Brandywine Hundred area along U.S. Route 202. The mall is located a short distance south of the Pennsylvania border and it attracts shoppers from Pennsylvania and other neighboring states wishing to take advantage of tax-free shopping in Delaware. The mall opened in stages over a period of several years. The first of the mall was an Almart, a now-defunct discounter, which opened in 1965. In 1971, a Pomeroy's (now-defunct department store chain) was added. The Almart later became a Jefferson Ward (Montgomery Ward-owned discounter), and was then a Bradlees for a brief time until it was demolished for a Sears. Short Pump Town Center is located in Henrico County, Virginia on Broad Street, approximately 1 mile (1.6 km) west of I-64 Exit 178A/B. It opened on September 17, 2003 and has over 200 stores. The retail center is owned and operated by Forest City Enterprises.
